Who provides utilities and services?

How big is The Ridge?

The Ridge is approximately 100 acres. With only 71 Home-sites ranging from 0.7 to 2 acres, having a quality home site was paramount in the lot layout. There are approximately 6 acres of common area.

Are the streets private?

The neighborhood streets within the community will be owned and maintained by the The Ridge HOA.

Will the community be gated?

Entry into The Ridge will controlled by two gates. The main gate will be located at the Bear Creek Rd. entrance and the other at the south entrance on Israel Rd.

Who can build in The Ridge?

Anyone wanting to build a home must have a North Carolina “unlimited” builder license, demonstrate their experience and financial stability, and comply with certain conditions specified by the developer.

What are the rules of The Ridge?
The Community Association is established through its Articles of Incorporation and operates according to the By-Laws. The developer has recorded the Community Charter and written the Design Guidelines for The Ridge. The documents provide answers to just about every question you would have about the operation of the community association, rules, and design standards and the required approvals for your home. Copies of all these documents are available upon request. The covenants are used to protect the value of everyone’s property and to maintain the overall look of The Ridge.

How much is the annual HOA dues at The Ridge?
We have estimated this to be approximately $750.00 per home owner per year.

Are there covenants & restrictions on building a home?
Yes. We do have protective covenants determining what kind of homes can be built. You are free to build the style home you want as long as it is befitting the mountain landscape.
